Government Housing Subsidy Barely Covers Average One-Bedroom Apartment Rent
In March, the government launched a new housing assistance program.
Registered job seekers relocating for work can now claim up to 187,000 HUF in rental assistance. In April, a similar initiative will commence, aiming to support young individuals moving away from their current residences for job opportunities with a subsidy of 180,000 HUF for apartment rentals.
Alongside state subsidies targeting employed individuals, employers can also provide non-taxable housing support to their employees, as reminded in a press release by ingatlan.com. “It is sufficient for an employer to rent a two-bedroom apartment where multiple employees can move in together. This way, they don’t have to pay for their housing, which, based on experience, makes these job positions extremely attractive. However, it is important to ensure that an employee does not own more than a 50% share or usufruct in the apartment located in the same municipality,” explained László Balogh, expert at ingatlan.com.
In March, the average rent for a one-bedroom apartment in the capital was precisely 180,000 HUF.
Moreover, in fifteen districts, it's possible to find one-bedroom apartments for rent at even lower prices. Popular districts such as XIV, III, and IX are among these.
In the county capitals, Debrecen presents the highest rent for one-bedroom apartments, averaging at 180,000 HUF.
It is followed by Győr and Székesfehérvár, with amounts of 180,000 and 177,000 HUF respectively. Other county capitals see rental prices ranging from 75,000 to 160,000 HUF, the former typical for Békéscsaba and the latter for Tatabánya.
On the Budapest market, the average rent for apartments with at least two bedrooms is 268,000 HUF. District V is the most expensive, with rents reaching 380,000 HUF, while District XXI is the cheapest at 177,000 HUF. The largest selection is available in Districts II, XI, and XIII, with average rents of 350,000, 250,000, and 270,000 HUF respectively.
Just like the one-bedroom apartments, the minimum two-bedroom ones in Győr, Debrecen, and Székesfehérvár are among the most expensive in the county capital markets, averaging between 180,000 to 230,000 HUF. Miskolc and Szeged offer the widest selection, with potential renters or businesses looking to house their employees facing costs of 107,000 and 154,000 HUF respectively.
