Details of the Home Renovation Program Released, High-income Districts Eligible for Maximum Grants
The government has opened its home renovation program, with a budget of 108.24 billion HUF, for public consultation.
HVG.hu has compiled the latest changes to the program. Perhaps the most significant update is that individuals living in high-income districts but earning less than 70% of last year's gross average salary (399,840 HUF) can now access the highest non-repayable grant amount of 3.5 million HUF. However, residents of the lowest-income districts will only qualify for the maximum non-repayable support of 2.5 million HUF from the state if their (and their co-debtor’s) gross monthly income exceeds 130% of the previous year’s average gross income, i.e., 742,560 HUF. Additionally, applicants who achieve a 40% improvement in energy efficiency through their investments can see a further 5% increase in the grant amount.
Further changes include:
- Evaluation of the applicant's income proportionate installment indicator, also known as a debt brake. This assesses the maximum portion of the borrower's income that can be allocated for repayment.
- Contracts for execution can only be made with companies listed (or to be listed) on the Building Quality Control Innovation Nonprofit Ltd. (ÉMI) registered constructors list.
- A business can be registered at the affected property, but the property must serve housing purposes only.
- The program kicks off on June 3 this year and applications can be submitted until the end of 2025. Contracts must be finalized by the end of April 2026 at the latest.
- Applicants failing to achieve at least a 30% energy saving target will see their application become invalidated, leading to the retraction of the entire grant amount.
